Reservations Policy

Our rates

Rates may be changed without notice and do not include state or local taxes (which are currently 14 %). Rates may also be changed for special events, holidays or seasonal promotions.

Making your reservation and deposits

• If you book by phone or in person, we require a 50% deposit within 7 days of making the booking.
• If you book on line the 50% deposit will be charge immediately if your first or second choice of room is available.
• In the event that we have to suggest other room choices to you, no charge will be made until you confirm that the alternative room is acceptable to you.
• We prefer deposits to be paid by personal check. We also accept Visa, MasterCard, Discover and American Express via paypals.

Paying your balance

• Payment of the balance of the bill is required on arrival in cash, traveler's checks, personal checks or credit card. There is no refund for early departures or shortened stays.

What if you have to cancel?

• Deposits on rooms cancelled 14 days or less of the arrival date are refunded only if the each room is re-let for the entire period of the booking, less $30.00 cancellation fee per room booked.
• At all other times deposits on rooms cancelled more than 14 days prior to the arrival date are refunded less a $30.00 cancellation fee per room booked.
• Deposits on a reservation cancelled at any time prior to a stay over major holiday periods or any other special event period are NON REFUNDABLE.

Your arrival and departure times

• Our normal check-in times are between 3.00pm and 9.00pm.
• If you arrive earlier than 3.00pm and your room is ready we will happily check you in. If your room is not ready, you can leave your car in the parking lot, go and have lunch and check in after 3.00pm.
• If you are arriving after 6 pm, please call to advise us of your arrival time.
• If it is likely that you will not arrive until after 9.00pm, we have a late check-in procedure which we will explain to you when you call or email.
• Checkout for guests and their cars is at 11 am. 
• These times may be changed by prior arrangement.

Pets

• We regret we cannot accommodate pets of any kind.
• However, if you have a dog or cat with which you want to share the Rochester experience, board them at Camp Bow Wow located at 85 Mushroom Blvd, Rochester, NY 14623, phone: 585-613-WAGS (9247).

Guest Policies

• Open Spring through Fall
• B&B Open on weekends, Friday/Saturday; Sundays on rare exception. There is a two night minimum stay.
• Wireless Internet is Available Throughout the Estate
• No Guest Pets
• No Smoking
• Children 17 +
• Cash, checks, VISA and MasterCard accepted
• Check-In 3:00 p.m. Check-out 11:00 a.m.
• Please notify innkeepers of arrival before 3:00 p.m. or after 9:00 p.m.
• 1 night deposit required to hold your reservation
• Refunds can be made with a $30.00 fee if cancellation is 14 days or more prior to arrival; after that period, refunds are based on rebooking of room
• Off street parking is provided
• Full continental breakfast
• Gift certificates available
• Central air conditioning
• All rooms have private baths
• All guest rooms are television free, the library TV is for guest use.
• Room rates are based on double occupancy and include a full breakfast, evening dessert and always available coffee and tea.
• If your choice is to stay one weekend night only, a $25 surcharge will be added to the room as a minimal night stay.
